Back when I purchased my first property in 1981, when I had a vacancy, I had a couple choices to advertise for tenants. Purchase a small, standard, store bought sign that would be placed in front of the property or in the window that said “For Rent” with a spot where I’d write in my telephone number. Or to reach a wider audience I might purchase a classified ad in the local or campus newspaper where they would charge me per word to describe my available units.
This often resulted in a lot of inquiries from people, but it also required a lot of time on the phone, describing the property, scheduling showings, and filtering out unqualified and uninterested prospects. This traditional method of renting a unit was time and labor intensive; not to mention the expense of those limited classified ads that barely described the property I had to offer.
Or I would type out a list of available properties and make it available to my potential tenants. While this lessened the amount of time spent on the phone, it now required a lot of time on the computer, faxing, or postage. From the start, I was always looking for a better way.
Then came the evolution of technology and the creation of the World Wide Web, and I discovered the potential for a better way of advertising, marketing, and renting my properties. THE INTERNET! And I imagined if I could get other likeminded property owners to join me on my website, we would all benefit.
But convincing owners in the early 1990’s to advertise and market their properties in a new unproven format on the World Wide Web was challenging. The web was just coming to the public and web advertising was very much in its infancy. But those owners who did join me by advertising on my website, Metro-Rentals.com enjoyed the benefits of the efficiency we created and metro-rentals became a successful separate company!
As time marched on, we grew to offer services such as taking photos and creating video tours as well as editing and creating content to help owners lease their rental properties.
We were an early adopter embracing the quick response image codes commonly now known as QR codes and built a website taking advantage of mobile device technology.
Of course, there’s a lot more to the story that got us where we are today, including the support of our many advertisers, employees and interns that worked on our websites and with the continued support of our customers over the years.
